Pavia e Ansaldo with Threestones Capital for the acquisition of the ninth residence in Spain
Barcelona, 27 January, 2022 – Law firm Pavia e Ansaldo, with a team composed by the partner responsible of the Barcelona office, Meritxell Roca Ortega, and by the associates Javier Vicente García and Adriano Belloni Román, assisted the Luxembourg fund manager Threestones Capital Management S.A., in the acquisition of the residence for the elderly “CleceVitam” (León), thus extending to nine its portfolio of residential centres for the elderly in Spain.
The residence will continue to be managed by CleceVitam, the current operator of the centre, which wasn’t involved in the transaction between the fund and the former owner.
Threestones Capital Management S.A. is a managing company specializing in the Real Estate industry, operating under the supervision of the financial authorities of Luxembourg (CSSF), in compliance with the European financial laws. The transaction represents the ninth investment of the fund in Spain since the acquisition, in 2018, of the residence “Cambrils Suite” in the Tarragona province. All the transactions have taken place in the context of a strategy of investments throughout the Spanish territory.
In this transaction, the seller of the residence was assisted by Yohana Calachi, the partner responsible for the zoning department of the Madrid office of the MAIO Legal firm.

Barcelona, 27 de enero de 2022 – El despacho de abogados Pavia e Ansaldo, con un equipo compuesto por la socia responsable de la oficina de Barcelona, Meritxell Roca Ortega, y por los asociados Javier Vicente García y Adriano Belloni Román, ha asesorado al gestor de fondos luxemburgués Threestones Capital Management S.A. en la adquisición de la residencia de tercera edad “CleceVitam” (León), con la que ha ampliado a nueve su cartera de centros residenciales en España.
La residencia continuará gestionada por CleceVitam, que no ha participado en la operación llevada a cabo entre el fondo y el anterior propietario.
Threestones Capital Management S.A. es una sociedad de gestión de activos especializada en el ámbito del real estate que opera bajo la supervisión de las autoridades financieras de Luxemburgo (CSSF), de conformidad con la normativa financiera europea. La operación representa la novena inversión del grupo en España, que comenzó con la adquisición en 2018 de la residencia “Cambrils Suite” en la provincia de Tarragona. Todas las operaciones se sitúan en el ámbito de una estrategia de inversiones en todo el territorio nacional.
En esta operación, el vendedor de la residencia ha contado con el asesoramiento de la firma MAIO Legal a través de Yohana Calachi, socia responsable de urbanismo de la oficina de Madrid.
